San Diego Home Selling

Over the last few months our local San Diego residential real estate market has slowed down. Whether the currents go down is temporary or the start of a major down cycle, no one can actually forecast. But, if you’re already a San Diego homeowner, and thinking about moving, I personally don’t think it makes much difference whether the market is picking up or slowing down.

That’s because, you’re already in the market and if the value of your house should go down a little, most probably the next home you’re going to buy (assuming it’s here in San Diego) will have a corresponding price move.  So from the chart above you’ll see that on average a residential property owner stays in their home for 10 years. Now, there is a myriad of reasons why it may be time to move, and most of these are outlined in the flyer above. It usually boils down to a matter of lifestyle changes. Over the years I’ve seen many reasons why homeowners decided to sell. Here are just a few of these reasons actually in no particular order;

You need a larger or smaller property, there’s an opportunity for a career advancement, but in order to take advantage of it you have to make a major move. You’re heading into, all or already in retirement and really need to downsize. You always wanted a certain feature that your current home didn’t provide such as a panoramic view, a larger or smaller yard, a great room, a three car garage, or one of the big reasons for moving, a lower maintenance house and grounds.

A big advantage for for San Diego California homeowners is if you’re 55 years or older, and meet a couple of other eligibility requirements, you may transfer your home’s current Proposition 13 value (base year value) to a different home. In other words, you may be able to pay a similar amount in property taxes if you change your residence. … The base year value is set to the current market value of your property.

It’s very important that you check with your CPA, financial advisor and local realtor to be sure that the California County where you’re moving to is part of the program for proposition 13 tax transfer. As of a couple years back, ten Counties offered the Inter-County transfer of the Prop. 13. These eight counties were:
