Hopefully, as a real estate broker or real estate agent you have your own website or perhaps you have space on your company’s website. So, do you really think your getting the full potential that the Internet offers? I would venture to say that in the vast majority of cases, real estate agents and brokers are sadly disappointed with the bottom line client acquisition from their Internet presence.

The cut through all the bull, the real reason for this is that it takes tens of thousands of unique visits (a unique visit is not a hit . . . It is an actual visit from one computer IP address only counted once in a 24 hour period) to equal out to one actual client whether that is a buyer or seller.

Naturally the amount of visits is dependent on your market and the saturation of your market by other competitive agents and brokers. Over the years many real estate brokers and agents have learned this fact at a very high cost. That’s because they participated in these pay per click programs (where you are charged each time someone clicks through on an ad to your website) that are very prevalent and offered by major Internet providers. Sure these programs and up with clicks to your website, but because of the cost per click, most real estate professionals who try these advertising ideas usually end them within one month after seeing their charge card debits increase, and yet not one solid buyer or seller leave produced.

Let’s say you’re very lucky to live in a a market where will just 10,000 unique visits to your site as a high probability of producing one ends up in a commission. Sounds good, well at least you think so, because you’d be lucky to get away with as little as $.50 per click which would equate out to $5000 to acquire that lead. So, the next question would be what would your commission on that lead?

The fact is, here in Southern California, they could very well take 50 or 60,000 unique visits to your website to equate out the one solid commission. Another words, the Internet companies will make money while you slowly go broke.

The bottom line here, is it takes many thousands of unique visitors to your site to work out to solid leads. If you’re like most southern California real estate agents, I venture to say, even if you have your own site you’d be lucky to get over a couple a couple thousand unique visitors per month. So, it might take you quite a number of years to even get one commission from all the work you put into your website! Come on now, the honest with yourself if you had your own website for a number of years, how many if any leads as it really produce for you?

Yes, the truth is as real estate professionals we all need websites but the vast majority of these websites are what are known as Billboard websites places where potential clients can go to find out information about you (usually done when potential clients are researching you prior to or just after interviewing you to be there representative) and your brokerage.

Now, this is very important and the main reason to keep your site updated and put the address on all your advertising materials including your business card.

If you really want to do better than you did last year in your real estate business and move your career up to the next level I believe it’s imperative to have your own website. Over the years, you can build this site up and increase your traffic to hopefully eventually produce a couple of solid sales per year.

Now I know this may not sound like much one or two sales but think about it what is your half of the standard commission here in Southern California? Yes, were talking about some big bucks here!

Sure keep working on your site, always upload unique content on a regular basis, produce relevant videos and always comment about your local markets condition and outlook. If you invest this time, over time your traffic will increase and so will your business from your website. It’s not going to happen overnight and it may not happen in a couple of years but eventually it will. Most real estate professionals that I’ve run into here in Southern California will not do this they can see the potential! So, this fact makes this business plan of effective for those of you who have foresight and determination and are not fixated on short-term results.
