2021 Housing Bubble
Great to hear Schiff’s perspective on how inflation is the driving force behind the RE bubble. Gives me some reassurance on buying a primary residence in this market, since the inventory crunch isn’t getting solved any time soon. A hard asset is way better than holding fiat currency, especially as inflation worsens.

If Peter is right about inflation, the declining real value of homes during the credit crash will be offset by the devaluing of the mortgage debt. In the long run, after the bad credit has been cleared out of the markets, RE will become a direct beneficiary of inflation just like other real assets. If Peter is wrong and inflation is transitory, RE will continue to skyrocket under the current regime of low rates, stimulus, and artificial demand.
Now is the time to play it safe and prepare! When most people think of the Great Depression of the 1930’s, they think of shanty towns and soup lines, but what is not widely known is that millions of Americans starved to death, others died of malnutrition related illness, and that people gave their children away because they couldn’t afford to feed them! I hope and pray we don’t see a repeat of those times!!!!
As a San Diego California real estate broker. I have been selling and investing in residential real estate for well over three decades. Ive seen two crashes 1993-1996 and 2008-2011 Both of those crashes were preceded by Panic Buying. Currently i see the biggest panic buying mentality in my three decades. Buyers are bidding 40K-100K or more above list and the list prices are inflated 10% to start. Completely unsustainable. I sold my San Diego home last year and I am waiting for the other shoe to drop. I will re-enter the market when the music stops.
My own opinion is that there will NOT be Housing crash 2021! The timelines for delinquency, notice of default, and final foreclosure, do not fit into 2021. Now, 2022 is a completely different matter.
