The real scary part of this is all the buyer incentives being offered by both new construction, and now, most individual home sellers is NOT taken into account in these published housing value numbers. It seems that SD real estate follows about a 10 year boom to bust cycle; perhaps it takes 10 years for people to forget the last bust.
