What is “really” going on in the market? Low inventory for affordably priced homes is something we can all agree on. How about higher priced homes? Are high payments and loss of tax write off affecting higher end buyers?

It IS true that homeowners in San Diego are staying in their homes longer than ever (the average home owner in SD County has owned their home close to 11 years.. that is far longer than historic norm of about 6 years or so). We are in a market of “reluctant sellers” who want to sell but can’t find the replacement property they want or at a price point they are comfortable with (think of seniors who want to downsize to a single story home)…..And there is still buyer demand even at these prices (despite over 50% of the mls inventory having at least one price reduction, properties ARE selling and multiple offer situations and sales at over asking price are still very much a part of our market). It is an interesting time in the market.
