This is BAD NEWS for the 2022 Housing Market. New data from the BLS JOLTS Survey shows that 4.5 Million Americans QUIT their jobs in November 2021. That’s a new record!

Why are these people quitting? Well, there’s a lot of job openings and economy opportunity right now, particularly in states like Texas, Idaho, Colorado, and South Carolina. That allows workers to take risks, change their careers, and start new businesses. All GOOD THINGS for America’s Economy and Society in the long-run.
But not so good for the US Housing Market, and the sustainability of sky-high home prices in 2022. People quitting their jobs usually means a temporary dip in income, spending savings, and likely a more difficult time qualifying for a mortgage loan. Starting a business and self-employed? You’ll need two years of consistent income to get a loan and buy house.
Moreover – those that quit their jobs likely aren’t looking to buy a house to begin with. Someone changing their career or starting a new business is unlikely to want to burden themselves with a big mortgage, reducing their flexibility. I myself am one of these people.
A society with more people quitting and becoming entrepreneurs is a society that will favor renting, not buying a home.
There’s also the talk about 18% of home sales being sold to investors…which, could be a sign that people are worried about rising inflation and want to hedge their position with low interest rate real estate…but, it could also just as easily be a sign that investors are buying properties for the sole purpose of fixing them up, and then immediately re-selling them back to an owner-user in a highly competitive market… so, who knows to what extent investors are really buying properties.
