San Diego Home Sales
The first of two important real estate reports released today was from the California Association of Realtors. this report just analyzed the detached single-family homes. The report showed that home sales for January 2012 increased by 15% over January 2011 in San Diego County. unfortunately, the same report showed that the home sales for January took a huge drop of 26.9%from December 2011. The median price of a single-family home last month was $350,680, down from January 2011’s figure of $370,100 and December 2011’s $359,930.
The other real estate report out today was from Dataquick a La Jolla-based real estate reporting company. the Dataquick report showed that the number of homes sold in San Diego County increased 4.9 percent last month over January 2011, and the median price climbed by $1,000.
So there you have it, to credible San Diego real estate reports somewhat different, but basically saying sales are up and prices remain sluggish not showing any strong movement either up or down. The good news for San Diego homeowners, and what seems to be overlooked by the major media outlets in reporting this story, is the fact that both Dataquick and the California Association of Realtors reports, show that the number of San Diego home sales in January increased over December. Just like I noted in my 2012 San Diego real estate outlook, it’s these increasing sales numbers that are indicating underlying improvement in the San Diego home sales market.
